PARKING:
1 designated parking space available in the courtyard. ONLY SUITABLE FOR COMPACT/SMALLER VEHICLES.

ATTENTION: the spots are very tight! We recommend backing into the parking spot for easiest in and out. Also, please park as close as possible to the planters/garden to leave as much space on the guests’ driver’s side to leave room for neighbors. This will require guests to let their passengers out of the passenger side before parking.

Street parking available but limited. Parking is limited to 4 hours from 7am-6pm on week days so you have to move the car every 4 hours.

Beware of street parking restrictions to avoid ticketing. Please do not leave ANYTHING in your cars or make sure to lock your car. Even a jacket or an empty bag might look like it is disguising something of value. Unfortunately, the frequency of car break-ins has increased throughout the city.

This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.

**We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergencies only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

Depending on your itinerary while in town, you can either rent a car or many guests rely on Uber and Lyft which are always available within minutes.

*Be very careful going up and down the stairs as it's hardwoods throughout!
*The third floor takes a couple minutes on the faucet to get hot water because it is an eco-friendly on demand system.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay.

-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation cancelled immediately.

This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software. SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited.

Summary: Location was great. About 10 minute drive to most tourist attractions. Short walk to grocery store, restaurants, Trader Joe’s. 3 levels, one bedroom and bathroom on top floor and one on bottom. Living area and kitchen on middle floor. Roof has outdoor furniture and fire pit. Probably one of the best stocked kitchens we’ve ever had at a VRBO, even reusable bags for the grocery store. When we arrived our door code didn’t work. I was able to reach someone quickly but it took some time and my running to back door (which doesn’t even have keyless entry for guests) and then back to front. Finally we were able to get in and it worked fine the rest of our trip. It is a bit of a pain that the back doesn’t have keyless entry for guests and we were not given a key. We used the parking spot in the back so someone would have to then lock the door from the inside and go to the front to lock the door from the keyless entry outside. Not a deal breaker, just a pain. What was a deal breaker - the rooms are BRIGHT. I use a sleep mask and the light still woke me up through my mask. There are shades but even on overcast days the brightness was crazy. It really messed with our kids sleep and our own. Our kids were up very early every morning. Some curtains or room darkening shades would be a huge improvement.
