The perfect lake life getaway, waterfront access with a unique water wall, screened-in patio (option to remote open up to three screens!) A open kitchen/living room floorplan, dinner table that lifts up for a game table.
OUTDOOR ACTIVITES: Water wall, dock, kayaks, canoes, paddle boat, floating water mat, sling water chairs, fishing, washers, corn hole.
INDOOR ACTIVITES: Dartboard, game table, slew of games & puzzles, Roku Tv.
PERKS:
Several options to enjoy the water: Shade under two giant pecan trees, couple steps down from patio. At water's edge is open oval stone patio where the view and sounds of the water and nature will not disappoint, sit and enjoy. Want to get in the water, but not swim? We got you... Our custom-built dock-wall allows you sit in chair in the water or hang your feet over the water-wall, where you will be mesmerized by the variety of fish that love the water wall as much as we do, It's a personal aquarium as the fish swim around. If you're an angler, the wall is a great location to toss a net and collect live bait. The small floating dock has a manual open/close umbrella to allow for shade while fishing.
This is a very special place, in a wonderful cove on Lake Buchanan, you will want to return again and again!

SAFTY & REQUIRED INFORMATION:
**Staying at the property, guests, friends and family of guests who visit agree to comply with property rules**
Maximum number of vehicle parking: FOUR. Driveway has a steep slope down to garage, if more vehicles are expected, contact property owner to discuss other parking options.
HOUSE RULES:
Sound carries very far on the lake. Please be considerate of our resident cove neighbors and friends, by refraining from loud activity during quite hours. Maximum occupancy of (10) people. ** Quite Hours begin at 10pm - 7am with NO EXCEPTIONS. If you are looking for a party cove -

NO Fireworks are permitted outside of July 4th and NYE, and subject to Burnet County Burn Ban restrictions, any residue or debris is the responsibility of the renter, and a cleaning fee will be added if debris is found on and around the property. Be in know with the burn ban, at any time and season. Patio fire pit also follows burn ban rules and will be used during cold weather seasons with only wood allowed to burn in the pit.
~SMOKING & VAPING ~ Smoking and vaping is permitted ONLY outdoors and fifty feet away from the house and covered patio area, please respect - smoking and or vaping is NOT permitted inside the house or under the covered patio. Do not dispose of cigarette butts or vape cartridges on the ground, in landscaping, or in any outdoor area of the property, any cigarette butts, vape cartridges, ash, or other smoking/vaping remnants found on the property will result in an additional cleaning fee.
~NO ANIMALS OR PETS ~ NO pets of any kind are permitted inside the home, on the property, or around the property at any time. If any pet is found at the property, the property manager will arrive and escort guests from the property & secure area. The remainder of the reservation will be forfeited, no refund will be issued, and an additional cleaning fee will be charged.
No Garage Access.
~GENERAL WATER SAFTY: There is no lifeguard on duty. Guests are responsible for their own safety and for the safety of children and members of their party. DEEP WATER ON LAKE BUCHANAN, IN THE COVE, OFF THE WALL SHORELINE/DOCK AREA, the lake and waterfront areas present inherent risks at all times.
~ALCOHOL & WATER SAFETY ~ Guests are welcome to enjoy the property responsibly; alcohol consumption and water activities can create serious safety risks. DRINK RESPONSBLY!!
**Do not** enter the water while impaired by alcohol or any substance that may affect judgment, coordination, or reaction time.
**Do not operate a boat, watercraft, or other recreational equipment while under the influence of alcohol or any impairing substance.
**Do not supervise children or other guests in or around the water while impaired. Exercise extreme caution around the lake, dock, shoreline, and other waterfront areas. Children must be supervised by a responsible adult at all times when near or in the water.

~WATER SAFETY & LIFE JACKETS ~ Guests are responsible for bringing appropriate water-safety equipment, including properly fitted life jackets, for themselves and everyone in their party. Additional life jackets are stored inside the red barn and may be available for guest use. However, Lake Life LLC does not guarantee that life jackets will be available in the appropriate size or quantity for every guest and is not responsible for providing life jackets or other water-safety equipment.
~CLOSING THOUGHTS ~ Guests should exercise caution at all times and remain aware of changing weather, water conditions, depth, currents, slippery surfaces, and other potential hazards, and not limited to wild animals (water snakes, geese, fox, bobcats, deer, during mating season) Any guests or visitors using the lake, dock, waterfront, and any watercraft or recreational equipment at their own risk. Lake Buchanan is a reservoir built to store and release water and has ever changing water levels.
