Our house is only 5 minutes from central Rotorua. The bus stop is 2 minutes walk from us. We have a local suburban shopping centre 2 minutes walk away which has a small supermarket, liquorland, fish & chip shop, Chinese takeaway and Indian takeaway. We live in a very quiet and safe suburb. The house is very sunny and has an awesome view of the lake. There is a good BBQ on the deck and the lawn runs in to the lake.

Summary: Great quiet location with good parking. Sleeping arrangements for 10 is perfect (comfy beds) The 2 pull out mattresses in the 2nd lounge were not comfy, one kept collapsing. Communication was slow, but instructions were great once received the night before our arrival. Would stay here again.
