This Lake front home is perfect for your next getaway. Located on sought after Big Sand lake this home features 5 bedroom,4 bathrooms, nearly 2.5 acres approximately 3500 square foot. The yard to the lake is steep and can be difficult to navigate for people with mobility issues, you may want to bring a wheel chair and you will need to excersise caution for anyone with mobility issues. This one checks all of the boxes, dock, sandy beach, clear water, grassy yard, this is a dream vacation home. Perfect for your summer lake getaway multiple families with dual-level master bedrooms, two family rooms, great privacy, clear water, and a sandy beach. Perfect sand swimming, fishing, boating, four-wheeling, cross country skiing, and snowmobiling in the winter. Only a few minutes from Zorbaz and about 12 minutes to downtown Park Rapids! Walkout lower level basement, stone fireplace, wood stove, bright featuring lots of windows overlooking the lake and vaulted ceilings. The finishes are nice featuring hardwood floors, granite counters, stainless appliances, main floor laundry, view deck, with so much character and charm. This home sits on a magnificent 2+ acre lot with an amazing mix of tree cover and 200ft of south facing frontage. Sand, sand sand, rare find on one of the region's most desirable lakes!
The hill to the lake is relatively steep and could pose a challenge to people with mobility issues.

Pets are not allowed without written approval and must be provided at least 48 hours prior to arrival. If written approval is not obtained and you come with a pet you are subject to a $1000 fine and you will be made to leave with no refund. Approval is at the sole discretion of the owner and pet fees apply. No Cats Allowed.
Quiet hours start 930 PM and must be honored. It's of the upmost importance that quiet yours are respected and neighbors are not bothered.

It is very important that you do not disturb the neighbors, fines for disturbing the neighbors after 10pm start at $1,000 and go up

If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.
Cancellation policy and procedures
Our goal is to keep our prices as competitive as possible, in order to keep them competitive it's important that we avoid the losses that come from cancellations.
Owners of these properties depend on the income and last-minute cancellations result in lost revenue through vacancy and lower prices.
For those that don't like the risk that comes with cancellation policies, we strongly recommend you look into travel insurance. We can recommend one for you.
If you didn't purchase the travel insurance offered by the booking channel, or the one we recommend, you will likely not get any refund.
To ask for an exception to our policy you must first cancel through the booking channel. Exceptions are up to individual owners and are very rare. Your best chance is to ask for a credit to be used for a booking for the same property.
The credit can to be used within the window you cancelled. Ie. If you cancel 3 days before your stay and the owners payout is $4500, you didn't purchase travel insurance you may ask for a credit to be used to reserve the same property no more than 3 days before the drag you want to use the credit for.
Example request.
"I had to cancel because my kids are sick. I didn't purchase the recommended travel insurance. My stay is 3 days away. I'm requesting a credit for the owner payout amount to be used to reserve the same property 3 days before our stay. I.e, we want to stay August 23rd so I will make a request on August 20th if the unit is still available.
Thanks."
We will share this with the owner and encourage them to allow us to agree.
